♥ Comfortably sleeps 4. The 2nd bedroom is an upstairs open loft that looks out over the great room, with a full bed, two twins, and a full bathroom. The main level bedroom has a queen bed and full bathroom.

✔ Main level / family room — Sit around the massive stone fireplace in a great room with vaulted ceilings and post-and-beam construction. Restoration Hardware leather sofa, a couple of game/dining tables, and 3 cozy chairs. Games and puzzles in the corner cabinet; extra blankets in the TV cabinet or basket nearby.

✔ Main level / bedroom — King bed with memory foam cloud mattress, private full bath, Roku TV, and dresser.

✔ Loft — Full bed, two twin beds, and a full bathroom.

✔ Hot tub — Brand new. Enter and exit from the heated mudroom exterior door to protect the hardwood floors. Keep the lid on with the front two buckles fastened when not in use. Wear sandals from the mudroom to the hot tub; rinse feet of mud and grass before entering. Use at your own risk — no alcohol near the hot tub, and minors must be supervised at all times.

✔ Wood-burning fireplace — Bring your own firewood. Only operate if you know how to safely use a flue and damper. Use at your own risk.

✔ Deck propane fire pit — Open the tank valve, then use the ignition switch. Close the valve when done. Propane refills are reimbursed — just send a photo of your receipt.

✔ Granite bonfire area — Through the trees behind the hot tub. Use carefully; Londonderry has a small volunteer fire department. No candles.

✔ Kitchen — Fridge has an ice maker and we supply ice cube trays. Water is from our well; bring bottled water or ice if preferred.

✔ Entertainment — Xfinity 400mbps Wi-Fi mesh network, 2 Roku TVs. Roku guest mode logs you out of all services at checkout.

✔ Laundry — In the basement/ground level, accessible with a code provided at check-in. Only the reservation holder should use this access. Some cleaning supplies are available by the washer/dryer.

✔ Heat — Boiler system controlled by digital thermostats in the hallway and main bedroom. Do not set below 55°F or above 75°F. The heated mudroom electric heater may be used in winter.

✔ Mudroom — Leave shoes and boots here when entering. Keep both the exterior and interior mudroom doors closed at all times.

✔ Starter supplies — Toilet paper, soap, paper towels, and 2–4 coffee k-cups. Bring your own k-cups or ground coffee for the cone-filter drip machine. Condiments, zip locks, and firewood are not provided.

Entire 3.6 acres at Deerwood Hill — home, hot tub, decks, granite bonfire area, and property grounds.

Good to know

➜ Check-in is at 4pm, check-out is at 10am. Late check-outs accrue a $50 charge every 30 minutes. Early check-in is accommodated when possible.

➜ Driveway is approximately 75 yards long. 3-car maximum. 4x4 or all-wheel drive recommended for mountain and uncertain conditions. No trailers or RVs.

➜ No refunds for weather, natural disasters, power outages, or anything beyond our control. Come prepared with food if adverse weather is in the forecast.

➜ Bear country — do not feed bears. Keep all doors to the home and cars shut and locked at all times. Keep food inside with doors closed. Bag trash tightly and keep lids secure on the 33-gallon cans outside.

➜ Maximum occupancy is 4 at all times. Exceeding this will result in a canceled reservation with no refund.

➜ No smoking inside — $250 charge plus increased cleaning fee plus damages. No parties. No pets — $250 charge and removal from the property if violated.

➜ Quiet hours are 9:00pm–8:00am.

➜ Home stocked with starter supplies; supplement as needed.

➜ Vermont Meals and Rooms Tax: 9%.

➜ Use of all features — stairs, hot tub, fire pit, fireplace, and appliances — is at the guest’s sole risk. By booking, guests agree to the full waiver and release of liability.
