Sand Reef Cottage is a beach house in Grayton Beach, Florida — one of the most celebrated towns on the iconic 30A coast of the Florida Panhandle. Grayton Beach is an unspoiled beach town built around a rare coastal dune lake, with no chains or big-box stores, just local restaurants, Grayton Beach State Park, and some of the whitest sand in the country. The cottage is an easy bike ride or free tram ride to the beach.

Sand Reef Cottage sits in a quaint, quiet neighborhood right by the Shops at Grayton Beach, across from the state park and trails. It’s a 5–7 minute bike ride (bikes provided) or a free park-and-tram ride (parking lot a block from the cottage) to Grayton’s public beaches.

Hop on one of the six Yolo beach cruisers, stop at the famous Red Bar for a bite or a margarita on the way, and park right on the beach. Or cross the street and hike through Grayton Beach State Park along the edge of Western Lake to the ocean. Paddle board or kayak in the calm, clear lake waters where it opens to the sea — even on rough days, the adjacent coastal dune lake is the perfect swim spot for kids. After the beach, walk to Hurricane Oyster Bar, Black Bear Bakery, or any number of great local spots. No chains, no big-box stores. The 30A trolley stops in Grayton and runs the full coast, making it easy to explore neighboring communities.

✔ Level 1 — Screened-in porch (great for morning coffee or after-beach socializing). Family room with 55” Roku TV and gas fireplace (October–March). Kitchen, dining, and half bath. Door to fenced backyard with outdoor dining, grill, hammock, and bike storage.

✔ Level 2 — Upper deck with outdoor lounge furniture. Bedroom 1 with king bed and private full bathroom. Bedroom 2 with king bed. Bedroom 3 with two bunk beds (4 twin beds — guests on bunks must be under 200 lbs). Full bathroom shared by Bedrooms 2 and 3. Each bedroom has its own Roku Smart TV.

➜ Quiet hours are 9:00pm–8:00am. This is a close, quiet community and we care deeply about being good neighbors. No loud music, parties, or disturbing behavior.

➜ Insects are part of sunny Florida. We have monthly pest control, but some bugs will always find their way in.

➜ No refunds for weather, power outages, or other incidents outside our control. Trip insurance is recommended.

➜ Starter supplies are stocked — please supplement as needed and use only what you need.
